What’s the market going to do in 2026?
While no one can predict the future perfectly, here’s what we’re seeing locally in Carteret County.
Interest rates
Interest rates have stabilized compared to previous highs. Buyers are getting used to the current rate environment, and many who paused are starting to move forward again.
When rates level out, buyer confidence usually increases.
More confident buyers = more activity.
Inventory in Carteret County
Carteret County doesn’t have an oversupply of homes — especially in:
Emerald Isle
Swansboro
Beaufort
Cape Carteret
Newport
We have limited waterfront and beach-close properties, and demand stays strong because people want the coastal lifestyle.
If buyer demand increases and inventory stays low, prices typically remain steady — or rise.
What this means for 2026
For Sellers: If inventory stays tight and buyers stay active, 2026 could be a strong year to list — especially in the spring and summer.
For Buyers: If you’re waiting for major price drops, that’s unlikely in our coastal market. Buying sooner may help you avoid more competition later.
My prediction
I believe 2026 will be an incredible time to sell your home and even a great time to buy.
